  • Neighborhood and Community Centers

  • Strip Centers

  • Internet resistant, necessity-based tenancy

  • Must have a value-add element either through vacancy, below market rents, pad development, or gross leases, etc.

  • Positive cash flow at purchase

Single-Tenant Retail

  • Quick service restaurant's, casual dining, auto parts, drug stores, convenience stores, grocery, banks, junior boxes, and big boxes with the following characteristics:

    • Short term leases

    • Vacant boxes/distressed tenants

    • Oversized parcels

  • Primary, secondary, and tertiary markets nationwide that have positive population growth, universities, or major corporate headquarters. Special emphasis on Midwest United States markets (Ohio, Indiana, Minnesota, Kentucky, Illinois)

  • Strong traffic counts exceeding 20k vehicles per day

  • Hard Corner locations preferred; will consider midblock locations if on main thoroughfare
