Ben Heldman

Managing Partner

Ben Heldman has over a decade of real estate investment and management experience and has been involved in more than $1 billion of commercial real estate transactions, totaling more than 5,000,000 square feet. Ben previously worked at Combined Properties, where he led the capital markets department in all acquisition, financing, and recapitalization efforts of grocery-anchored shopping centers. Prior to that, Ben worked at Broad Street Realty, where he focused on the acquisition and asset management of shopping centers. Ben began his career underwriting commercial mortgage debt at TD Bank.

He graduated with a Bachelor of Business Administration from The George Washington University and later went on to earn his Master of Business Administration from The University of Southern California. Ben also holds a Certified Commercial Investment Member (CCIM) designation. Born and raised in Cincinnati, OH, Ben now lives in Los Angeles, CA with his wife Tiffany and his daughter Chloe. Ben loves the outdoors, and you can often find him playing tennis, golfing, mountain biking, or on the slopes snowboarding.

Ryan Sobel

Managing Partner

Ryan Sobel is the co-founder and principal of Percheron Valley Partners (PVP). Ryan brings nearly a decade of experience in commercial real estate, spanning both advisory and investment roles. Prior to founding PVP, Ryan oversaw the retail vertical for Capital Insight, a prominent private family office in Los Angeles with over $1 billion in assets under management (AUM). During his tenure, he led acquisitions, asset management, leasing, and dispositions for all retail properties in the portfolio. Before joining Capital Insight, Ryan worked as a retail broker for one of the nation’s leading publicly traded investment sales firms, where he was a core member of one of the firm’s highest-performing teams.

 

Ryan earned his bachelor’s degree in Finance from San Diego State University. He is an active member of the International Council of Shopping Centers (ICSC) and the Jewish Federation’s Real Estate & Construction Network and Community Leadership Institute. Born and raised in Los Angeles, Ryan is a passionate LA sports fan. When not working, he enjoys surfing, water polo, golf, pickleball, and spending time with family and friends.
